Area by area

Kota Kinabalu neighbourhoods compared

  1. 01

    City centre and waterfront

Best for: First-time visitors who want shops, restaurants and the island boats within a short ride

Good to know: Hotels near Jesselton Point and the Waterfront put the ferry terminal, restaurants and Gaya Street within walking or short taxi distance. It is busy and traffic is heavy at rush hour, so choose a quiet room and check the pavement route to the terminal.

  2. 02

    Tanjung Aru and Sutera Harbour

Best for: Travellers who want a beach resort feel and quick airport access

Good to know: This southern side of the city has resorts, a golf club, a yacht club and the beach. It is quiet in the evening, but you will need a taxi or ride-hailing car for most sights.

  3. 03

    Likas and the northern suburbs

Best for: Quieter stays near the City Mosque and the Wetland Centre

Good to know: Residential and mall-based, with good local food but fewer tourist services. Useful if you plan day trips north, but the city centre is a drive away.

  4. 04

    Near the airport at Kepayan

Best for: Late arrivals and early departures

Good to know: The airport is in Kepayan, about 8 km from the centre. Hotels here suit a short stopover, but there is little to see on foot.

Before you book

What to check when booking for older travellers

  • Ask for a lift, or a ground-floor room — many heritage hotels have steps and no lift.
  • Check how far the hotel is from the sights you care about, in minutes by road, not kilometres.
  • Prefer free cancellation until close to the date, in case plans or health change.
  • Look for 24-hour reception, in-house dining and a doctor-on-call policy.
  • Read recent reviews for noise — old-city streets and wedding venues can be loud late.
